Mouswald Park is a family owned residential park, set in the well established grounds of Mouswald Place Mansion House. The 14th century ruin is a feature of the grounds. The park is located on the A75, 6 miles south of Dumfries with its many restaurants, leisure facilities, stunning landscapes and scenic views.
2 Yew Tree Place, is a deceptively spacious two bedroom residential lodge set on a low maintenance plot. The home is in excellent decorative order internally and is bright and neutrally finished. There is lots of space on offer and internal viewing is a must to fully appreciate the benefits of this property.
Entrance is at the side into a small hallway which separates the living space from the bedrooms.
The large open plan lounge/dining room is spacious and enjoys much natural light. The windows are all double glazed and a fly screen is fitted to the small lounge window. There is a TV point, a Sky satellite connection and a phone point and furniture and fittings are open to negotiation.
The lodge benefits from carpet laminate or linoleum flooring throughout. Sliding patio doors (with fly screen) lead to a decked area at the front of the lodge.
The superb kitchen was fitted in 2016 and is still under warranty.
There is an electric hob, cooker hood, wall mounted oven and microwave and integrated fridge and freezer. Heating is by LPG, the wood burner and an electric Emerson heater. The boiler is by Buterus.
An excellent feature of this lodge is the installation of a wood burning stove. A stove of this type is generally sufficient to warm the full home, with central heating at a minimum. This stove also heats the water and there is a well stocked log supply. Park home owners with wood burning stoves rave about the effectiveness of these installations.
This lodge has two bedrooms. The main double bedroom has a clever design - the sliding door of the wardrobe opens to a dressing room and shower en suite. The second bedroom is also a double and has a door leading to the family bathroom. There are fitted wardrobes and drawers.
This property boasts two modern shower rooms; the en suite and a full size family shower room.
The main fitted shower room has a white shower, sink and WC and grey wet wall panels. There are shelves and a vanity unit under the sink. The washing machine is housed in this shower room.
The en suite also has a white shower and cream wet wall panels, shelves and a fly screen in the window.
The lodge is clad in brown wood Novatec (varnished in 2018) and there is a decking area to the front and down one side with fitted astro turf.
There is sufficient room on the driveway for 2 cars and a 6x4 Woodstone shed is included in the sale as is the log wood store.
The attractive hard landscaped garden is easy to maintain and two seats and two storage boxes are also included in the sale.
